For residents and visitors alike, the Seef District in Bahrain is known for being the bustling shopping, dining, and business district. With three malls in the area and various dining options, as well as multiple offices, and banks spread throughout the Seef District and quick access to Bahrain Financial Harbour, the Manama Souq, BWTC, airport, and easy approach to Sheikh Khalifa bin Salman highway and King Fahd Causeway, it is attractive simultaneously as one of Bahrain’s most cosmopolitan and family-friendly areas. Realising Seef’s booming appeal, Dadabhai group, one of the Kingdom’s leading and reputable business leaders through its real estate arm took the opportunity to introduce a remarkable luxury homes project, Seef Terraces, to the area to accommodate those looking to live in the heart of the city, at arms length from leisure, business, and entertainment. Perle Magazine spoke with Shabeer Dadabhai, Managing Director of Dadabhai Noon Real Estate (Dadabhai Group) about Seef Terraces and its unique design aspect that makes it a cut above the rest as family-centric affordable luxury homes.
The Dadabhai name in Bahrain is almost immediately associated with high quality products and impeccable services throughout the Kingdom. The company that was established in 1950s found its start as toy stores, and over time established itself as a multifaceted company comprising of various business ventures including construction, real estate, hospitality (hotels, serviced apartments, resorts, and spas), travel and tourism, manufacturing, communication, and advertising.
Starting in the family business from a very young age, Shabeer Dadabhai joined his senior family members for work from the age of around 16 years old. Whereas today, the norm is to start working after a college degree, Shabeer recounts during his youth it was nothing out of the ordinary to go to work as a teen and become familiar with the business. To pursue his higher education, Shabeer travelled to the United States, and during his holidays in Bahrain, he would almost immediately head to the office and start work until his return. His hands-on work experience allowed Shabeer to successfully take over the Construction Division, under which buildings such as Abraj Al Lulu, Platinum Tower, Crystal Heights, Juffair Heights, the Elite Hotels and Residences among others, and most recently Seef Terraces.
The idea behind Seef Terraces, Shabeer explains, was to offer residents ‘real terraces’, which have been designed keeping in mind the housing aspirations of families looking for quality and spacious accommodation in the Seef District. The 29-storey freehold tower comprises of 173 studio, one, two, and three-bedroom luxury apartments with large terraces in which the residents can enjoy, relax, and have quality time outside of their homes without having to leave their houses. Designed in a family-centric manner with contemporary interiors and finest designers fitments. Working alongside various consulting companies to ensure the project plan, design, and execution was carried out exactly as envisioned for the project. Shabeer explains they work closely with Pegasus Real Estate an associate company of the Dadabhai Group to understand the demand and requirement in the market to try and meet those expectations, and work with the Pegasus team till the very last day of the project to ensure the needs and requirements of the homeowner are met. “When we developed the concept, the idea was to have something in Seef that can have the sea-view or the city-view”, Shabeer explains and thus resulted in a exquisite residential facility that offers its tenants a lush living experience.
As per the show apartments, located in the Seef area as well, the apartments will feature spacious bedrooms and lounge areas with ample sunlight allowed in through the floor-to-ceiling windows. Exuding luxury from all corners of the house, the apartments will have sophisticated warm paint finishes to create an air of sophistication, complemented with wooden floors, and neutral interiors that give the apartment its chic look. The master bedroom and guest bedrooms are fitted with their own en suite bathrooms, with ample closet-space, while the lounge area leads to the terrace and provides scenic views of the energetic Seef District.
Boasting an array of amenities and services, Seef Terraces provides its residents so they can experience fun and luxury from the comfort of their own homes. Dedicating four floors to indoor parking with over 185 parking spaces, two floors to leisure and recreation, Seef Terraces proves to be an all-in-one location for entertainment for residents. The leisure areas are divided into Podium Level and Roof Level, with Podium Level that includes a professional sized squash, basketball, and tennis court; cinema, games room that has space for billiards and table tennis, BBQ area, and a children’s play area. The Roof Level has holds an infinity pool which overlooks the beautiful Bahrain horizon, as well as separate male and female gymnasiums, and separate male and female spa facilities that include a Jacuzzi, sauna, and steam room. “To fit all of this into a single tower was quite a bit of a task,” Shabeer explains, and adds, “the idea of the tower, especially in the Seef area, was to have good-sized family-centric apartments that typically cater to the urban prospective buyers, and giving them something more of an up-market feel. It is not just the apartments that had to be carefully designed but also ‘what can be provided’ in terms of lifestyle aspects.” He explains it was a big contribution from the design and construction team as they were able to incorporate all of the suggested amenities into the design of the building. In addition to designing a building that provides its residents with the best amusement and luxurious amenities, the building is also eco-friendly and earthquake friendly, with 24/7 CCTV security systems. Shabeer elaborates that the entire concept of the building has been created after doing extensive research and narrowing down the type of potential tenants and their requirements and thus the idea of providing terraces seemed befitting in the plush area of Seef, allowing the residents to enjoy the weather (as and when) from their terraces, venture into Seef for their shopping or dining needs, or enjoy the services available in Seef Terraces.
The project, which is targeted at being complete in early 2018, has also launched an augmented reality 3D app that allows the homebuyers to get a simulated look and feel of the tower, apartments, and amenities. Through the app the project comes to life with sounds and animations, and the users have the option to zoom in and out and have a closer look at the layout, fittings in the house, and get a real feel of what it would be like to live in the house once it is ready.
“We believe that we have to give the very best in terms of quality, in terms of the facilities which really do make a difference when a homeowner, or an investor, plans to buy”, Shabeer explains of their work ethic. He adds that a project should not be invested in just because of a large marketing campaign, but rather the investors need to do thorough research about the contractors. The Dadabhai name, of course, needs no research as their 40 years in the industry and high-quality projects, products, and services speak for themselves. Having constructed some properties over 20 years ago and still have them looking pristine and almost in new conditions is a testament of their dedication to their work and the strive to uphold and maintain the utmost highest standards.
Always an ever-growing company and finding new opportunities to add to their already existing expansive portfolio, the Dadabhai Group is now looking to further in malls and shopping centres; possible venture into medical and education fields, and much more as a plan for the company to diversify into different fields of businesses. Planning for a very busy few years coming up, Shabeer adds that they are also looking into expanding into neighbouring GCC country of Saudi Arabia.
